Asset Tracing for Landlords
As a landlord, you know the scenario: a tenant leaves behind substantial arrears, causes damage to the property, or breaches the contract. You consider legal proceedings, but the question is whether the costs outweigh the benefits. Does the tenant have assets you can recover from? Or would you be throwing good money after bad? An asset trace gives you clarity before you invest in legal proceedings. SAJ Recherche maps the assets, possessions, and financial position of the opposing party so you can make an informed decision.
What we investigate
What do we map?
We investigate the assets of your (former) tenant: real estate and vehicles, business interests and corporate structures, known income sources and employment, outstanding debts and attachments, and the current residential address when the tenant has departed to an unknown destination. All findings are compiled in a clear report.
When is this worthwhile?
An asset trace is valuable in cases of rent arrears, property damage, or breach of contract. It prevents you from incurring legal costs when there is nothing to recover. Landlords use it to substantiate prejudgment attachment requests, so the court can assess whether there are sufficient grounds. Collection agencies and bailiffs also engage us to evaluate the feasibility of recovery proceedings.
How does the investigation work?
You share the claim and available information about the opposing party. We assess the research possibilities.
We consult the Land Registry, the Chamber of Commerce, and other public sources.
Our investigators analyze the findings and compile an overview of recoverable assets.
You receive a report with an asset overview, risk assessment, and advice — suitable for your attorney or bailiff.
